Final year is the year with the dissertation and the fewest spare weeks. The room matters more than it did in first year, because you will be in it.

Compare bills-included rooms, then choose a viewing time that suits you.
Look for a desk you can actually work at, Wi-Fi that is already connected, and a place to sit that is not your bed. Our rooms have the desk. The buildings have a study room that is separate from the lounge. Wi-Fi and the bills are in the rent.
Tenancies are 49 or 52 weeks. The longer one matters if your hand-in date is in the summer and you do not want to move house in May. Staff are on site if something in the room breaks during a deadline week, which is when things break.
If you are already living here, rebook rather than starting again on the open market in March.
