University halls are run by the university. Places often go to first-years, and you may be allocated a room rather than choosing the building. Private halls, which is what this is, take students in any year. You pick the room type and the building, subject to what is free.

The weekly price here includes gas, electricity, water, Wi-Fi and contents insurance. Some university halls include bills and some itemise them. Read that line before you compare two weekly figures.
Halls put a lot of first-years in one place, which suits some people in September and fewer of them in February. A building with a mix of years is quieter, and you have to make more of an effort to meet people. The gym, cinema room and lounge are in the building if you want them.
Neither option is the right one for every course. If you want a specific address and a price that will not grow a gas bill in January, this is the simpler contract.
